The Alhambra is a multi-use commercial office complex located at the gateway to the Coral Gables' financial district. The property is situated at the intersection of Alhambra Plaza and Douglas Road, conveniently located just four miles from the Miami International Airport and six miles from downtown Miami.

Complex
Consists of 3 completely integrated buildings, including 2 office towers and the Hyatt Regency Hotel of Coral Gables. The Alhambra occupies a full city block at the gateway to the Coral Gables' Financial district.

Location
Two Alhambra Plaza is located at the intersection of Douglas Road and Alhambra Plaza in Coral Gables. The Alhambra Plaza was built in 1987. The Alhambra West is located on west corner of The Alhambra at the intersection of Giralda Avenue and Merrick Way in Coral Gables. The Alhambra West was built in 1961 and renovated in 1988.

The Alhambra Plaza consists of 14 floors and The Alhambra West has 7 floors.

Size
Alhambra Plaza is approximately 232,000 square feet and the Alhambra West is 93,000 square feet.

Typical Floor Plate
Alhambra Plaza is from 16,000 to 22,000 square feet. Alhambra West is 14,100 square feet.

Building Design
The design of The Alhambra Plaza and The Alhambra West reflect classic Mediterranean architecture of the pink stucco facade, and arched two-story entryways with keystone finishes. Two Alhambra Plaza has been designed to accommodate up to twelve corner offices per floor with balconies available on certain floors.

Lobby
The Alhambra Plaza lobby features pink and gray veined marble floors and columns embellished with cast stone cornices to create an impressive entrance.

Elevators
Five high-speed passenger elevators with elegantly appointed cabs deliver customers to their destination with speed and efficiency at The Alhambra Plaza. One large freight elevator is available for use. In addition, dedicated elevator service is available to customer parking. The Alhambra West features two passenger elevators and one freight elevator. Separate elevator service is available to access the parking facility.

HVAC
Both Alhambra Plaza and West have an HVAC system designed to deliver optimal customer comfort with 18 thermostatically controlled zones per floor. A second independent system is provided to accommodate special tenant needs.

Fire Protection System
Both Alhambra Plaza and West are monitored on an extensive Simplex computer-operated life safety system that assures customer safety on a 24-hour basis.

Security
The Alhambra Plaza boasts a state-of-the-art security system combining 24-hour, on-site guard service with fully integrated electronic security. The Alhambra West has a security officer available from 8:00 a.m. to 5:00 p.m. on weekdays. The management as well as the security staff have been trained to operate newly introduced AED equipment.

Parking
